The research found that some factors affecting appreciation, such as foreclosure rate of a neighborhood, are a direct result of the recession while others, like location, have traditionally affected home values. Yet other factors, such as the floor plans or layouts, are a result of trends that have steadily become more popular with home buyers and will likely be more desirable when it comes time to resell.
The majority of the factors identified are things that are difficult to impossible to change about a home once it’s purchased as well as neighborhood-specific, rather than property-specific factors. Real estate professionals across the board stress that understanding these factors that affect appreciation and applying that understanding during the home search process will improve a buyer’s odds of choosing a home with the best possible appreciation potential.
