They were urged by friends and family to write a book about their many experiences, such as when they bought a crate full of military electronics for $  244 and the next thing they knew, they found themselves selling sensitive aircraft communications parts once used by the U.S. Air Force.  Newsweek magazine found the parts on eBay, wrote and released a story about them, which got picked up by over 18,000 news sources. This story can still be found on the internet today.  Soon, Norb and his family encountered armed agents at their door inquiring about the parts.  After signing non-disclosure documents with the U.S. Government a secret settlement was reached.  Another amazing Treasure Tale (as the Novocins call them) is 16 year old Judah’s favorite eBay adventure to this point. At a small farm auction they ended up buying a Norman Rockwell print, hand signed by Rockwell himself, as well as Brooks Robinson for just $  40.00.  When they researched it, they talked to the Rockwell museum, who excitedly informed them that they had never seen this one before, they asked if they could borrow it to display in their museum, which they did for over 6 months.  Much to the surprise of everyone, they appraised it and yes, the Novocins eventually sold it on eBay bringing an amazing $  6,900.  These amazing tales are not isolated sales; they still have “Treasure Tales” occurring on a month in and month out basis, many of which are regaled in their book.  </p>

The Austin housing market continues to thrive in steady correlation with its increasing population and thriving job market. Homes that range in price from $  200,000 to $  400,000 are the most in demand, like those in the neighborhoods of Sendera, Travis Country, and Great Hills.</p>

<p>The market statistics provided by the Austin Board of Realtors show that there were 5.35% more homes sold and a 6.66% increase in sold prices per square foot when comparing March 2012 to March 2011.  There are 30.16% less homes for sale, a 22.66% increase in homes pending sale, a 36.9% decrease in homes withdrawn from the market, and it is taking 24.42% less time to sell a home. Meanwhile, lease inventory continues to fall in Austin, and lease prices are increasing. </p>

<p>A simple Austin home search, especially in median range priced homes, will reveal the pace at which homes are now moving, with numerous listings pending sale (1,510 as of 4/09/12). Between January 1st and March 11, 2012 there were 1,892 single-family homes sold within the Austin city limits with a median sold price of $  120.90 per square foot ($  244,500) and averaging 69 days on the market. During the same time period in 2011 there were 1663 homes sold with a median sold price of $  114.90 per square foot ($  232,950) and averaging 84 days on the market. This is a 13.77% increase in the number of homes sold, a 5.22% increase in the median sold price per square foot, a 5.16% increase in sold prices (total dollars), and a 17.86% decrease in the days on market compared to the same time period in 2011.  </p>

<p> The latest Homes.org monthly home sales report analyzes data found in the NAR March Existing-Home Sales report.  The Homes.org report details key findings for existing home sales and forecasts what sellers and buyers are likely to experience in the coming months based up on the market activity in March. </p>

<p>The March Existing Home Sales Report  shows the real estate market is continuing to experience slow, small gains in 2012. Although, some indicators from month to month may not appear to be positive on the surface, real estate agents and industry experts are optimistic given the year over year improvements. &#8220;The recovery is happening though not at a breakout pace, but we have seen nine consecutive months of year-over-year sales increases,&#8221; said NAR chief economist Lawrence Yun in the report released today.</p>

<p>Key Findings  in the March 2012 Existing Home Sales Report Include:&#13;<br />
</p>
<p>&#13;<br />
     4.48 million existing home sales in March&#13;<br />
     120,000 less home sales compared to last month after totals were revised upward&#13;<br />
     5.2% higher than total home sales in March 2011&#13;<br />
     Inventory was down 1.3% ending the month at 2.37 million&#13;<br />
     Median existing home price increased to $  163,800 for all types of homes&#13;<br />
     Foreclosures and short sales accounted for 29% of the sales, down from 40% in March 2011&#13;<br />
     33% of home buyers were first-time buyers&#13;<br />
     21% of home buyers were investors&#13;<br />
     32% were all cash sales
<p>In March homes sales fell or remained unchanged compared to last month across all regions, but three out of four posted higher sales than the same time last year. The Midwest region sales were unchanged at 1.2 million. The West saw the largest decrease in sales at -7.4%, followed by the Northeast at -1.7% and the South at -1.1%. The median priced rose in the Midwest, South and West. </p>

<p>Though home sales were down, it was a direct correlation to the decrease in available inventory. March statistics suggest that the real estate market is stabilizing both in supply and demand as well as price. As the economy improves, more buyers are beginning to enter the market, especially given that prices seemed to have bottomed out in most areas. All this points to a more balanced market which lays the groundwork for improved conditions in the real estate industry overall in the coming months. </p>
